Opening my own school!

Hi all, 

After teaching English for 10 years in Catalonia,  the last 4 doing only private classes,  the time is ripe for me to open my own school and have 2 or 3 teachers working for me while I sit in my office all day and play chess online.
I’m speaking to my bank and the local chamber of commerce about funding but if I want them to give me any money,  I have to present a well-written business plan.  At the moment,  any numbers I put down for income or expenditure would be little more than guesswork.  I’ve written a few emails to schools in my area,  ( not in the same town!)  asking if they would mind sharing some information about their accounts with me.  I haven’t yet received any replies but it’s early days.
Anybody out there gone down the same path?  Anybody got any tips or warnings I should hear?
