Hello Everyone

i part own a property which has been in my family for 20 years i do not have a NIE number yet.

do i need one before i intent to sell??

can i loose the property if i don’t get one??

You need to obtain one ASAP - it can be done in 1 day in you are in Spain.

Definitely YES - I think it is now against the law to own a property without NIE because it is a taxable asset - they won’t lock you away and throw away the key - but it will lead to problems and maybe a fine, certainly complications - suggest you sort it!

If you own an interest in a property in Spain and are non-resident you are required to file an annual tax return and in order to do this you will need an NIE Number.

Similarly, when you come to sell a property you will also need an NIE.

Formerly there was no requirement to obtain an NIE before Completion and for this reason many owners still hold property without having these and in my experience this is often only addressed when they come to sell or begin to meet their tax obligations.
