Commercial Restaurant Property - Where to Look?

Hola Chicos.

I am in Barcelona, and looking for a restaurant or small cafe space.  Really I just need a space that already has a salida de humos(extraction hood) installed.  My question is, where is a good resource to locate these spaces?  I am looking for something in the center, so my current option is walking around and if I see something that looks possibly viable, hopefully it has a number otherwise no help. 

Anyone have any insight?

I am looking to just take the space, as I am intending to start something new that does not exist here at the moment.  Also, from what I understand, nowadays actually selling the traspaso is not legal.  Any insight?

Anyone have any ideas or experience??

I have some immobiliarias, as well as a few websites that I know (loquo,milanuncios,etc..)  but have not had too much luck.

what was legally a traspasso no longer exists in spain. But if you are referring to a lease, then yes they do exist.

my suggestion.
go onto google and type restaurant for sale in barcelona
take the choose several sites, send them all an enquiry specify what you are looking for and ask them to selected several options. then more on from there.

Traspassos used to be in perpetuity, could be inherited, etc…
Now when agencies refer to traspassos they are refering to a lease where you pay a sum for the ‘shop’ + plus all fixtures and fittings. within the contract the length of the lease is stated, rent per month, whether or not it is renewable, etc….

Most agents and most spanish still use the term traspasso to refer to leases, even though it is not technically the correct term.

I am aware that Barcelona is not the most inexpensive place, and have heeded Andrew’s advice as well.  But there are plenty of vacant locales here, but no real organized system to find them.  Si if anyone knows of any specialized agencies or websites, I would atill appreciate the feedback.  Thanks!

Hi Chef don’t know Barcelona to well, but this was posted on another forum:

“at least 20% of retail space in the Eixample district of central Barcelona, within 5 blocks of Paseo de Gracia (Barcelona’s answer to Piccadilly) is empty or with businesses in the process of closing down.”

If this is the case, with some time and effort you should find what you ar elooking for

Do you want to open a fish and chips 😉) there is already one in raval -

joke aside I lived in the inner city area for some time and saw some really nice ideas fail - also if you are not a native expect that everybody and their dog is taking advantage of you…

most people try to cater to tourists because thats where the money is - the spanish can spend their evening with one Ca?a and it will take at least 20 years to win the heart of Catalan people LOL

No I am not interested in opening a fish-n-chips shop, although I know the one in Raval and it could be better.

I have been living here for quite soem time as well, and live in the city center.  What I am interested in doing will definitely succeed, it is just a matter of controlling costs to keep a healthy profit margin.  I am intending to attract a mix of tourists and locals, and only interested in Gotico or Borne in an area of heavy foot traffic.

I am constantly walking around, looking for signs posted, have looked on Loquo, Idealista, and have talked to a few agents, but there does not seen to be a lot accessible so far.  I will of course continue, but if anyone has any insight or connections, I appreciate it!!  Thanks!

I agree the F&C could be better -
Gotico and Borne and maybe raval north (c/carmen etc) are the areas of my choice aswell - the one I saw failing always made the mistake of “hiding” in some obscure sidestreets

You should set up a blog and “blog/twitter” about your search etc that way you already get some search engine traffic and followers…
