IVA query

Hi.
My husband and I are autonomous teachers. We are about to move house, having chosen to rent a property which will allow us to deliver classes from home.
Our new landlord-to-be has told us, (on advice), that she must add IVA to the rent because we will be delivering a business service from the property.
Does anyone know if this is a legal requirement? Also, she is saying we must complete quarterly returns, showing the IVA paid, even though English classes are exempt from IVA.
Any help would be much appreciated.

It is totally illegal to teach in your house as you don’t comply to any regulations. We did this for a short time without insurance etc. but now have opened a school. We feel a lot happier now that we have done this and that everything is now legal. Be very careful you don’t upset anyone!

We wont be running a school from the house. It will just be private classes.
