Sellers, who by cutting out the cost of estate agents, are able to sell their properties at much lower prices, saving ?1,000's! They can use some of this saving to reduce the price of their house and so attract buyers.

Spanish sales direct from the owner - I think this is the next 'big thing' in Southern Spain.

With the commission rates of agents being SOoooo high, and everybody 'piggy backing' 10% onto everybody else's business it seems the perfect breeding ground for a Private sales revolution!

No wonder we see so many 'Se Vende' boards around the place......and so many re-sales lanquishing unsold on the agents books. The prices are driven way over the top, just to try and cover the agents fees....buyers are not stupid, and are not going to pay unrealistic prices any more.

Trevor Macdonalds 'tonight' programme featured this growing trend recently, as did a poll by the alliance & leicester that says the a growing percentage of people were losing confidence in agents, and using Spanish sales direct websites.

It seems, in Spain, no accreditation or experience is needed, and any tom, dick or harry can 'become' an agent overnight regardless of experience. And then they have the cheek to charge so much in commissions, that they end up getting paid more than the professionally qualified solicitors/gestors/abogado's!

It turns out that there is no legal obligation to use an agent at all, and I reckon that it is only a lack of knowledge of this that is stopping a lot of people jumping on the bandwagon of encouraging private Spanish sales, direct from the owners.
