Hola Sienna,

I will give you some of our clients feedback:

Entre Golf:

One big building site and not that close to anything.

Don?t like Quatro houses

Too hilly

(I would comment Masas description is a little optimistic especially regarding another new golf course and other points)

Villas Palmeral:

We have viewed several clients and none of them really liked the houses although agreed for the price that was probably what you could expect. The situation is a bit remote and not neat to any commercials ? although an area is designated for commercial development.

But beauty is in the eye of the beholder! I have had clients absolutely love houses which were not to my taste!

You must come and take a look and see what is right for you.

There is currently a good selection of NEW fully legal key in hand properties in a variety of areas including urbanisation, village, etc.

Good luck if we can help please contact us.

Hi Maria,

As the previous poster said, Entre Golf is at present, just a big building site although I don’t really know too much about the properties. But the future once fully developed is as yet unknown ad I’m not really sure what is there regarding commercials or even what is planned. Probably not a lot at the moment!!

As for the Las Palmeral in urb Oasis (near La Marina), I think I can speak through experience here because after all I’m in the process of buying one! They are deceptively spacious inside and having windows on three sides of the living/dining room makes it very light inside. The kitchen is a tad on the small side though but if you’re like me, then not too much time is spent in there because it’s mainly cold foods, ie salads, during the summer months. The layout with balconies to the front and rear bedrooms on the 1st floor and solarium on the 2nd is well thought out and definitely try for a south facing if you can. Overall my opinion is you will have to go a long way to beat what you get for the cost of these villas. Especially if, as I strongly suggest, you go along to view the show home (if you can) before contacting an agent and see if you can negotiate direct with Activa as I did then then you wont have to pay for agents fees and commission. Even paying for a Spanish Solicitor can still work out cheaper overall. As for commercials, La Marina commercial centre is only 10 mins walk away (2 mins by car) however, a few commercial locales are planned for Oasis in the very near future as I understand. The nearest Spanish village in San Fulgencio which is ok but doesn’t really have a lot there.

Good luck.

Hi Paulinfulgencio,

Interested in your comments about negotiating direct with the builder to avoid agent’s fees etc.
Without wishing to ask anything personal, can you indicate the kind of percentage you saved off the purchase price as we are looking in the La Marina area.

Many thanks

Hi Railwayman,

My understanding is that you may only get a couple of % if the builder is gagging to sell property, maybe the last ones on the site. The Agent, who normally has to be registered with the builder to sell the property on that development will get the commission on the sale. Most Agents will not charge you for a new build and a resale is normally charged to the seller and not the buyer.

One thing that you MUST do is to employ an independant Solicitor who speaks both languages and has no relationship with the builder, they will check that the place is legal and has all the certificates.
