Who pays the agency fee on a long term rental?

Hi there,

I just wanted to clarify things before I get more deeply involved with talking to potential letting agents in the Northern Costa Blanca.  Here in greater London, if I want to rent my house out (as I do in several months’ time!)  I have to pay the rental agent a fee of x% of the monthly or annual rent (and more/ongoing if I want them to manage the let for me at any level), BUT my tenants don’t pay the agents anything by way of fee (they just pay the month’s deposit and month’s rent in advance).

I have heard/read in places that it’s different here and tenants may be asked to pay an actual fee to the letting agent for finding them the place to rent?

I wonder if anyone could possibly clarify this for me, who is maybe in the business or dealt with it recently.
