Long term rental agreement forms

Does anyone know of a free site where I can download a long term rental agreement form in English? :-)

Might be easier to ask your local Immobilario for a copy of a standard contract and get it translated.

I can possibly scan and send you copy of my rental contract ... but don't know if it is 'Perfect'... (although I do have another from years ago that was more comprehensive)... Perhaps each imobilaria makes up a tailored version?
For a really OFFICIAL contract - you can buy one at the Tobacconists - costs about ?9? and is a very ornate document.

When you say 'Long Term' - you mean the 11 month 'Temporada' no?
I would be falling off my chair if you were being offered anything longer!

(I have rented for 7 years here - and have never had any problems - (except last landlord keeping my deposit.. but it was a good way to keep him out of my life for good - lol!)...
Currently landlady happy to rent to us on an ongoing, yearly renewable basis. Seems to be good from both sides... (I think she knows she has good tennants!).

Hi and thanks for your reply Susan. I am in fact proposing to rent out my property to an elderly couple who have been my neighbours for the last three years. They currently rent from their son but there has been a falling out between parties. The couple want the property for the rest of their life and as I dont need to sell the bungalow{ cant sell the property in the current climate anyway} this seems like the ideal solution. Get a Gestor to draft a copy.

Spanish law relating to rentals can differ to your home country.

Just a general 'polite word of warning' to any property owners that are considering renting out 'long term' (I have pm'd LL on this too)...
I understand from the law that although it is nowadays slightly easier to get a long-term tennant out if you needed the property back to sell/otherwise....
~This is the reason you only ever do a 'Temporada' 11 month contract with the tennants. This can be renewed each year - but gives the owner the breathing space to ask them to leave at the end of the 11 months if they need the property vacant for whatever reason.

I know that long-term tennants- once they had been there more than a few years - the law used to consider it their 'main/only dwelling' and it could take 8 + years to get them out! Now I think you can get someone out in 3yrs max??? (But don't quote me on this!)...

Hence the 11 month temporada.

(We have a very cordial relationship with our Spanish landlady - and she is happy to renew year on year -and we hope this will be the case for a very long time!)... but we have to understand it is there just as an emergency should she need it....
