it time share but in 4 star hotel ? ...... what are the tax efficient ? for briths and spanish people ? want do you make out off it ?

Effectively these are Buy to let Apart-hotels also known as Condo hotels in the US. Basically you buy an apartment or hotel room which is then marketed and managed on your behalf by a professional hotel management team with whom you then split the income 50:50.

The resorts or hotels are always located in areas of the world that attract substantial tourism or visitors requiring short stay lodging. The Costa del Sol is a perfect example where hotel occupancy is consistently high all year round. This income can then be used to pay off any finance on the property and also generate surplus income that you can spend or invest in other property.

With these deals you also get free personal use included of up to 56 days which you or your family can use for your holidays if you choose. If you dont need personal use this is where the tax efficiency comes in as it is deemed commercial property which can be placed in a SIPP wrapper (Self Invested Personal Pension). You can borrow up to 50% of the value of your SIPP to finance the purchase and it also attracts significant tax relief like any normal pension fund.

The tax advantages are very appealing with contributions to SIPPs treated the same as contributions to personal pensions receiving basic rate tax relief whilst higher rate taxpayers can claim additional relief through their tax returns with no capital gains tax on growth.

Contributions to your SIPP can also be made by transferring money from another pension which can greatly increase the performance of a pensions assets.
