Commercial mortgages

Hello. New to the forum but am finding it useful, thanks.

I have a question I haven’t been able to find the answer to yet. Do commercial mortgages exist in Spain? I have only approached one “reputable” broker so far, who was not particularly helpful and he said his bank only deal in residential property but he wouldn’t say whether this was generic or his contact only.
Is it possible to get a mortgage in Spain based on what you expect to earn (backed up by accounts of an existing business or forecasts for a new set up)?

Hola, yes it must be possible because builders borrow bank money to develop their projects - its not called a mortgage (or in spanish hipoteca) but its an - prestamo promotor. Persevere with a more helpful and friendly bank!! Suggest you avoid brokers and deal direct with a bank. Good luck.

Yes they do - but we have wasted a lot of time finding this out.
We are in a situation where we are too big for the local Banks, but are too small for a lot of commerial banks.
We are also not an SL or a company, but are termed a “Small Investor”.
Basically, we have a few properties and rent them out.
We have spent the last three months exhausting the rest of the high street banks (and savings banks) here in spain, and we are now on the “Commercial” route.
Friday this week was our first meeting with the first contact and it went well.
We are now firmly of the opinion that our requirement is 1.3Million with a commercial lender.
Anybody with similar experience??
